Everything you need to know about applying for, viewing, and living in a PS Nexa Homes rental — from bond to bathrooms.

Before You Apply
How do I book a viewing?
Every available property listing has a Book a Viewing button. Open home times are set by the property manager and shown on the listing page — pick a time that works, and if none of the scheduled times suit you, you can request an alternative and a property manager will follow up directly to arrange something.
What do I need to apply?
You'll need photo ID, proof of income (payslips or an employment letter), and contact details for your current and previous landlord or property manager. Having these ready before you start your application means less back-and-forth and a faster decision.
How long does an application take to process?
Most applications are reviewed within 1–2 business days of submission, faster if your references respond quickly. You can track your application status any time using the reference number you're given after submitting.
Can I apply before viewing the property?
We recommend viewing first. An application submitted without a viewing may still be considered, but a Healthy Homes–compliant property still needs to suit your household — floor plan, parking, outdoor space — before you commit to a 12-month tenancy.
Bond, Rent & Money
How much bond do I need to pay?
Bond is typically four weeks' rent, paid before you move in and lodged with Tenancy Services within 23 working days, as required under the Residential Tenancies Act. It's held independently — not by us or the landlord — and refunded when the tenancy ends, provided the property's left in good condition.
When is rent due?
Rent is payable in advance, usually weekly or fortnightly depending on your tenancy agreement. We'll confirm the exact due date and payment method (typically automatic payment) at sign-up.
What's included in the rent?
This varies by property — some include water charges or lawns, most don't. Check the listing's "Move-in Details" section or ask the property manager before applying; it's clearly disclosed so there are no surprises at your first bill.
During Your Tenancy
Something's broken. Who do I contact?
Log a maintenance request through your property manager as soon as you notice an issue — the sooner it's reported, the sooner it's fixed, and it protects you from being held responsible for damage that worsens while unreported. Urgent issues (no hot water, security, flooding) get priority.
Can I have a pet?
Some properties allow pets, some don't — it's stated on the listing. If pets aren't listed as allowed, ask; landlords can sometimes be flexible for a well-behaved, references-checked pet, but this is always the landlord's call, not ours to override.
Is the property Healthy Homes compliant?
All our current rental listings display Healthy Homes compliance status on the property page. Under the Healthy Homes Standards, every rental in New Zealand must meet minimum requirements for heating, insulation, ventilation, moisture and drainage, and draught-stopping.
What happens at the end of my tenancy?
You'll get written notice of the required notice period (usually 21–28 days depending on your agreement type). We'll arrange a final inspection, and your bond is refunded once the property's confirmed in the same condition as move-in, fair wear and tear excepted.
