  2. Property onboarding. Photography, listing copy, Healthy Homes disclosure, and — if needed — recommendations on any pre-tenancy work that would improve rent or reduce future maintenance risk.
  3. Tenant placement. We market, show, and vet applicants, and bring you a shortlist with the final decision remaining yours.
  4. Ongoing management. Ongoing management, from the first rent payment onward.

Questions Landlords Ask Most

Do I have to accept the first suitable tenant? No — you make the final call on any application we shortlist. We handle the process; you keep the decision.

What happens if a tenant stops paying rent? Arrears follow-up starts immediately, with a clear escalation path defined by the Residential Tenancies Act. Most arrears situations resolve within days once contact is made; if they don't, we manage the formal process, including Tenancy Tribunal applications if it comes to that.

Can I switch from another property manager? Yes — we handle the handover, including reviewing the existing tenancy agreement, bond records, and compliance documentation, so nothing falls through the gap between managers.

How is my rent reviewed over time? We monitor comparable Auckland rents in your suburb and recommend reviews in line with market movement and legal notice requirements — not more often than the law allows, but not left stale either.
