Frequently Asked Questions
Everything landlords and tenants want to know about PS NEXA HOMES.
For Landlords
How do you find quality tenants?
We advertise on TradeMe Property, realestate.co.nz, and our own tenant database. Every applicant is credit-checked, employment-verified, and reference-screened before we present them to you.
What does full management cost?
Our fees are a percentage of the weekly rent — competitive and fully transparent. We'll provide an exact quote based on your property during your free appraisal.
How often are properties inspected?
Quarterly routine inspections with detailed photo reports. We also conduct ingoing and outgoing inspections at the start and end of each tenancy.
What happens when a tenant breaks their lease?
We manage the entire process under the Residential Tenancies Act — finding a replacement tenant, calculating re-letting costs, and recovering costs from the departing tenant where applicable.
Can I switch to PS NEXA HOMES from another property manager?
Absolutely. We handle the transition smoothly, including liaising with your existing manager, reviewing current tenancy agreements, and onboarding your property at no extra charge.
For Tenants
How do I apply for a rental property?
Visit our listings page, find a property you like, and complete the online application form. You'll need ID, proof of income, and references from previous landlords.
How do I report a maintenance issue?
Contact our office by phone or email and we'll log the request and arrange a tradesperson. For urgent issues outside business hours, use our emergency maintenance line.
What are my rights as a tenant in New Zealand?
The Residential Tenancies Act 1986 outlines tenant and landlord rights. Key rights include quiet enjoyment, 24-hour notice for inspections (except emergencies), and a compliant property under the Healthy Homes Standards.
How much bond will I need to pay?
Bond is typically equivalent to 4 weeks' rent. It's lodged with Tenancy Services (not held by us) and returned in full at the end of your tenancy, provided there's no damage or arrears.
